A variance to the Zoning Ordinance regulations may be requested by any person or persons affected by a decision or determination made by an administrative officer in the enforcement of the Zoning Ordinance. When someone wishes to obtain a variance, an application is obtained from the Planning Division of the city. Upon completion, the application must be returned to the Planning Division with the following:
- A non refundable fee of $200
- A site plan showing the location of all structures on the property
- City and school tax certificates
- A tax statement or warranty deed indicating ownership of the property
Public Hearing
A public hearing is set for the fourth Thursday of every month before the Zoning Board of Adjustments at which time notices of the public hearing are sent to all property owners within 200’ radius of the proposed lot. The city staff will make their recommendation to the Zoning Board. The decision of the Board is final, but any person or persons aggrieved by any decision of the Board may present to a court of record, a petition if due cause is shown.
